From Tenant to Homeowner: What No One Tells You (But Should!)

But let’s be honest: going from tenant to homeowner in today’s market can feel overwhelming.
So many of my clients start out thinking homeownership is out of reach. I hear things like:
“I don’t have a 20% down payment.”

Here’s what I wish more tenants knew about becoming homeowners:
1. You Don’t Need 20% Down
Let’s clear this up right away. In Canada, first-time buyers can buy with as little as 5% down (up to $500,000). There are also incentives and rebates to help reduce costs, including the First-Time Home Buyer Incentive and Land Transfer Tax refunds (yes, even in Ontario!).
2. Owning Can Cost Less Than Renting
In some areas, owning a condo or townhouse can actually cost less monthly than renting. With fixed mortgage rates, you also gain stability, which is something rent rarely gives.
3. Your Rent Money Isn’t Building Your Future
This isn’t about guilt—it’s about growth. Every rent cheque builds someone else’s equity. Every mortgage payment builds yours. Even if you don’t live there forever, homeownership gives you leverage for your next move.
4. You Don’t Have to Do This Alone
You don’t need to figure it all out yourself. A good REALTOR® (hi, I’m Tory!) will walk you through:

✅ How to protect yourself with the right clauses and conditions

5. You Deserve to Own Your Space
So many tenants tell themselves they’re “not ready” or “not the type.”
Let me say this clearly: you are allowed to dream bigger.
Even if you’ve faced credit challenges.
Even if your job isn’t “traditional.”
Even if no one in your family has ever bought a home before.
